Minimum Lettable Standard

What is a minimum lettable standard?

Cornerstone has strict standards which they uphold for new customers moving into one of our homes. If for whatever reason you feel your home does not meet these standards, then we’d like to know. Please get in touch with us.

Property Structure

All properties will be structurally sound and safe. Roofs will be wind and weather tight. Windows will be double glazed and weathertight.

Lofts will be insulated to the standard at the time it was built or modernised. Rainwater goods, such as drainpipes, will be watertight and free from blockages.

Where window sills are below acceptable height, protection will have been put in place against falling from windows.

Asbestos checks will be carried out and the incoming tenant advised if asbestos materials are present and the implications of this.

Gardens and external areas

Gardens will be tidy, free from rubbish, trip hazards or defects in paving. Specimen trees and those with a Tree Preservation Order will be pruned only as and when necessary.

Cornerstone fencing will be secure. The incoming tenant may wish to take responsibility for a non-Cornerstone fence.

Property Presentation

All rooms, fixtures and fittings will be clean, free from rubbish or other property relating to the previous tenancy. There will be no damp, dry rot or infestation. On moving in, minimal if any cleaning should be required of the tenant.

Carpets are not provided as standard. Good quality carpets left by the previous tenant may be gifted to the incoming tenant if they accept responsibility for them, including any infestation that later comes to light. Floor coverings are only provided in the bathroom and kitchen.

The property will be decorated to a reasonable standard. In most circumstances, the existing decoration of the rooms will be retained for incoming tenants. If tenants wish to decorate the property themselves, written consent must be gained from Cornerstone.

If an incoming tenant considers the decoration to be less than a reasonable standard upon moving in, paint packs may be given to the tenant at the discretion of the Housing Officer.

Room Basic

Each room will be adequately ventilated, have a fully operational door (with working handles etc.) and be free from health and safety risks such as protruding nails. Safety glazing will be in place for window glass below 800mm and glazed doors, where applicable.

There will be adequate light fittings for each room with at least one light bulb. New locks will be fitted on the front and back doors and two sets of keys given to the incoming tenant for the doors and window locks, where fitted.

The kitchen will have …

  • Work surfaces and splash back tiling of a minimum of 300mm above the services
  • A sink unit with drainer, plug and taps
  • A dedicated electric, and gas if available, cooker point
  • An adequate hot and cold water supply
  • A moisture resistant floor, defect free
  • Adequate ventilation and working fan where one is installed
  • Two double base units and two double wall units – where space permits
  • Plumbing and electric point for a washing machine – where space permits

The bathroom will have…

  • A bath or shower and basin with plugs and taps, plus WC and seat
  • An adequate hot and cold water supply
  • Tiling
  • Adequate ventilation
  • Door with privacy lock
  • Washable flooring free from defects

The services will include…

  • An Energy Performance Certificate
  • Heating in all rooms (except the kitchen)
  • Flues to meet regulations and be swept, where appropriate
  • Plumbing and drainage free from leaks
  • Gas and electrical safety checks
  • A trip switch RCD fuse box
  • At least one standalone smoke alarm
  • Suitable area for the storage of bin(s)
  • Where applicable, key meter(s) will be reset ahead of the new tenancy
  • At least one telephone socket
