Fire Door Safety

Under recent updated Fire Safety Regulations, we are now required to carry out an inspection of all fire doors in block of flats which includes communal entrance doors and property entrance doors.  Communal fire doors within the block need to be inspected every three months, and property entrance door annually.

We need to emphasise the importance to all customers of keeping all fire doors closed, and fire doors must not be wedged open.  Self-closing devices must not be tampered with and any faults or damage to a fire door must be reported immediately.  Click here to report an issue with your fire door.

Why are we doing this?

Fire doors are a really important element of the fire safety to your building. Used correctly, they stop fires from spreading through a building, giving people time to escape and for the fire and rescue services time to attend and potentially save the premises. Fire doors, keep any fire in the compartment or flat in which it starts; protect the occupants (and contents) of other compartments, and flats; and provide a safe, protected route to allow the occupants to escape.

Flat entrance doors are different from typical front doors to a property sold in a DIY store. The reason is that entrance doors to a flat must be a fire rated certified door, and these types of doors are not usually sold in a DIY store. It is important for the fire safety of the block that tenants do not remove or tamper with the front door to the flat or other fire doors within the building.

What will happen at the inspection

As part of the inspection to your property front door, we need to identify any obvious damage or issues.

For example:

  1. If there has been any alterations or damage to a door’s glazing apertures
  2. If there are any gaps around the door frame and that seals and hinges are fitted correctly
  3. That the door closer shuts the door
  4. That the door closes correctly around the whole frame
  5. That there is no visible damage (either deliberate or from wear and tear) to the door or door closer

The inspection should take no more than 10 minutes.

What we are doing

Cornerstone has instructed a fire door inspector who inspects our fire doors for us. We have complete the 2023 review of doors and are in the process of reviewing any actions.

We will be assessing communal doors every 3 months.

Our next review of flat doors will be February 2024.
