What if I Want to Make Improvements to My Home?
Getting Permission for Changes and Alterations
As a shared owner, under the terms of your Lease, you are responsible for all repairs and redecoration to your home.
Some improvements or alterations may require our written consent.
You should check your Lease in the first instance, as structural alterations are often not permitted whilst the property is shared ownership.
The Types of Improvements for Which You Need to Get Permission
- Removal of non load bearing internal walls to change room sizes or layouts
- Adding extensions, conservatories or garages (if the lease allows)
- Relocation of boilers/flues or new heating systems
- Additions of a non structural nature
Please note that you are advised to keep your own record of permission letters, expenses incurred and planning permission or Building Regulation certificates. These will likely be required if or when you wish to sell the property.
If you would like to make an application, please complete the resident alteration application form.
For any structural alterations or larger works, we may require a surveyor to inspect the completed works. If this is the case, we will charge an admin fee of £250.00.
If you purchased a new build property from 2025, you will be on a shared ownership lease which includes being able to make a claim for any structural repairs. Please see our Shared Ownership repairs procedure.
