Before and after! Beacon Ave & Cleve Rd flats are the first to have new thermally insulated doors fitted.

Cornerstone maintains a continuous programme of modernisation works of its housing stock. A detailed stock condition survey and an asset management plan is maintained and used to determine future planned maintenance and improvements. Improvements are usually carried out by Cornerstone's own Direct Labour Force (DLF).
Proposals for significant improvement schemes will be prepared by an Architect for approval by the Board, taking account of estimated costs (verified by Quantity Surveyors where necessary). Tenants who will be affected by the improvements scheme will be consulted during the drafting of the proposals and consultation will be ongoing throughout the improvements. Feedback about the improvements will be considered and where appropriate changes will be made to future programmes.
The Housing Management Section will liaise closely with the Building Section during improvement schemes and ensure that customer care is adequately provided before, during and after the scheme. Tenants who are to be temporarily decanted during the improvements receive a grant towards carpets and Cornerstone arranges the furniture moves.
Current Project: The Courts, Exeter
The DLF are currently refurbishing an area of the City Centre we call "The Courts". This comprises of 80 flats and a few houses built in the early 1980s, in a quiet area tucked away behind Fore Street and Market Street in Exeter. It is expected to be a two-three year project which will transformed these hidden gems.

The improvement project to 54 homes has seen the transformation of this 1930's estate. The houses have been completely rewired, replumbed and replastered. All have had new kitchens and bathrooms. Many of the three bedroom houses have been extended to provide enlarged bathrooms and more living space. A small proportion have been converted to two bedroom houses to help with the long term sustainability of the Estate. In addition specific extensions and disabled adaptions have been undertaken by our DLF to improve the quality of life for individual tenants.
This design, and tenant involvement in this three year project has aimed to regain community spirit on the Estate.
Helping us launch a community partnership initiative were the Devon & Cornwall Police and children from Foxhayes.
