Developments

This is a brief selection of completed Cornerstone projects:

Project: Summerway School
Contract length: 24 months
Development cost: £5.5M Location: Whipton, Exeter
Completion: March 2006

This former school site was purchased by Cornerstone from Devon County Council in 2003. It is an award winning project consisting of 78 social rented and shared ownership homes. It represented the Association’s first full partnering contract and the team members included Midas Homes Ltd, Randall & Simmonds and Heighway Field Associates. The photograph shows a Tug-o-War between our Direct Labour Force and Midas Homes at the party to celebrate our 1000 th home with the new homes in the background.

Project: Old School Court
Contract length: 12 months
Development costs: £1M
Location: Topsham, Exeter
Completion: January 2004

This Grade 2 listed building was another Devon County Council School and previously a Quaker Meeting House. The historic buildings were sensitively converted by Cornerstone to provide 10 rented homes. The scheme was a challenging refurbishment project but the finished result won “Best Housing Association Scheme” in a national Empty Homes Competition in 2004 and an award from the Topsham Community & Society. It was a Design & Build contract with Gibbs & Lugg from Torquay.

Project: Armada Court
Contract length: 12 months
Development cost: £560k
Location: Topsham
Completion: March 2006

This development of 8 flats represents the Association's first shared ownership scheme. The flats are part of a Section 106 planning requirement for Pegasus Retirement Homes and provide affordable housing for local people. Our flats are not age restricted and the flats were sold to applicants registered on “Exeter Home Choice”. We used Pegasus’s standard specification with modifications to meet the Association’s design brief.

Project: Anstey’s Orchard
Contract length: 5 months
Development cost: £175K
Location: Wonford , Exeter
Completion: March 2006

This pair of houses was built by our Direct Labour Force, in between modernisation schemes, on wasteland owned by the Society. The success of this project demonstrates the versatility of our DLF.
